At The Genesis Lafayette student apartments near the ULL campus, we strive to empower your student’s health, happiness, and hard work without leasing hassles or hidden challenges. We understand the student’s needs from their home away from home, and we’re always here to help!

What does it mean to have an individual lease?

Individual leasing means that each person is only responsible for their portion of the common areas and their bedroom. If your roommate does not return for the spring semester, you’re not responsible for their payment.

What is included in the installment?

The Genesis Lafayette monthly installment includes rent, internet, pest control, 24/7 access to all of our amenities, and an excellent team to help you anytime you need them.

Do you have a roommate matching system?

At The Genesis, we believe that your roommates are important to ensuring you have an enjoyable living experience. If you do not have preferred roommates, our managers complete roommate matching by hand. When completing your application, you will fill out a roommate matching questionnaire. We encourage you to fill this out completely and honestly so our team can hand pick roommates that are catered to you!

When is my installment due?

You have three installment payment options to pay the entire amount due under the lease – one installment, two installments, or twelve installments. If you choose to pay a single installment for the whole of the amount, that single installment is due August 1. If you choose to pay in two-semester installments, those installments are due on August 1 and January 1. If you choose to pay in twelve installments, the first installment is due on August 1, and the remaining eleven installments are due on the 1st of the next eleven months. Please note that these are all installment payment options and not monthly rent.

How do I pay my installment?

The preferred method of payment is online via your resident portal. Additionally, we accept certified funds (cashier’s check or money order).

Is there insurance coverage for a fire, theft, or natural causes? Does my lease provide coverage for my belongings?

Your lease does have an insurance policy associated with it; however, this policy will only cover landlord issued items. We recommend acquiring your own policy with a third-party company as it is generally inexpensive and will protect your belongings as well as landlord issued items. If you’d like to opt in to using a third-party insurance company, please contact the office.

What if I need to break my lease or don't return for the spring semester?

Our lease is binding and cannot be broken. You must re-let if you cannot live here after signing your lease. Please call the leasing office for information on re-letting.

What if I need maintenance in my bedroom or apartment?

If you need maintenance, you can go to your resident portal on our website and fill out a maintenance request. If it is an emergency and after hours, please call (337) 233-5050 and follow the prompt to select emergency maintenance.

What furniture is provided with the furniture package?

The Genesis offers furnished and unfurnished options. The furniture package is complete with energy-efficient appliances and a designer furniture package, which includes a couch, chair, coffee table, media console, and dining room table and 4 chairs in the common area. Your bedroom is fully furnished with a full-size XL bed, dresser, nightstand, desk, and chair.

What kinds of events do you have at The Genesis Lafayette?

While the main focus of your student’s college career will be on graduating and getting a fulfilling job, they also need to have fun along the way. At The Genesis Lafayette, your student will create lifelong relationships and connections that will make them even more successful. Our great staff plans monthly resident events to get them involved. These events range from pizza parties to karaoke nights, resume-building classes, and gaming tournaments. We will keep our residents connected to events going on here, as well as events happening around town, so they don’t miss anything!

What is The Genesis pet policy?

The Genesis is pet friendly! We have a limit of two animals per resident. All pets must be registered through PetScreening. We have a one-time pet fee and a monthly pet rent. If you have an ESA or Service Animal, no fees will be applied to your account as long as proper documentation is provided.
